A win-win situation for Avatar and local economy
PORT ST. LUCIE, FL---Despite a recessionary economy that has quieted a once vibrant housing market, Avatar® is making a lot of noise at its newest active adult community of Seasons at Tradition, posting a robust 37 new home sales from early March through April 30.
“We’re working with very educated buyers who’ve done their homework and are making informed and immediate decisions,” said Alan Srebnick, Avatar’s® director of sales at Seasons, a 488-acre, gated active adult community within the 8,300-acre master-planned community of Tradition in Port St. Lucie.
“They (homebuyers) recognize the fantastic opportunity of finding the right home at an incredible price in an ideal location, and they’re taking advantage of it while it’s still available,” said Srebnick.
Avatar® Seasons, LLC, an affiliate of Coral Gables-based developer Avatar® Properties Inc. which owns and manages the award-winning active adult community of Solivita® in Central Florida, purchased the 86 remaining homes and homesite inventory at Seasons earlier this year.
Currently there are 47 two- and three-bedroom inventory homes remaining at Seasons in the first phase of development at prices from the $90s to low $200s. Furnished models are priced slightly higher. The single-story homes, formerly priced from the $300s to $600s, offer 1,400 to 2,907 sq. ft. of air-conditioned living area and include attached 2-car garages and a host of distinctive architectural features and upgrades.
“The strong sales are a win-win for Avatar® and the Port St. Lucie area,” said Srebnick. “The sales have not only enabled us to move existing housing inventory, but also helped stimulate the area’s economy by adding to the tax base, and created new jobs for sub-contractors and generated new business for area suppliers who are working with us to complete the 86 homes.”
Planned for 1,208 homes and already home to approximately 90 residents, Seasons also will include swimming, social and fitness facilities which Avatar® currently is building exclusively for its residents. A clubhouse complex is planned in a future phase of development. These amenities will augment Tradition’s amenities which already include neighborhood parks and schools, walking and biking trails, and retail opportunities in Tradition Square, the town center that hosts a year-round calendar of concerts, festivals and other events and activities
Seasons is one of seven residential neighborhoods in various stages of development in Tradition, a development of Core Communities and home to the 150-acre Florida Center for Innovation Park (FCI) which is anchored by the 100,000 sq. ft. Torrey Pines Institute for Molecular Studies.
In addition to Seasons, Avatar® also is developing communities in Poinciana, a 47,000-acre master-planned development just south of Orlando’s Walt Disney World®; Solivita®, a 4,300-acre active adult community within Poinciana; BellalagoTM, a gated community with 1.2 miles of shoreline alongside Lake Tohopekaliga in Kissimmee, Florida; and Rio Rico, an upscale community of custom homes and golf course homes near Tucson, Arizona.
